Hello Railroaders, I need help with a new track plan for what was my office. I have a 10′ x 9′ spacewith the following paraeters (below). I know this is a lot, but worth asking. I tried Scarm and found it combersome. Any suggestions?

A HO scale train layout that goes along the walls for a 9′ by 10′ room size with a continuous loop and two levels and 1 Helix between the two levels, a double track so two trains can run at the same time with no less than 20″ radius curves, 24″ radius minimum is preferred. Include a small-ish train yard to store rolling stock and switchcars and locomotives, a couple of Industries and a small town
